With a combined building area of 5,062sqm, the combined properties were leased out for $445,950 a year, plus GST and outgoings, on a 7 x 5 x 5 year basis.

Whilst construction was in its final stages, Nichols Crowder was also able to find an upgraded warehouse temporarily until the new premises were completed. 

“Carrum Downs Industrial history shows huge demand for warehouses less than 1000sqm, with most companies looking to expand into neighbouring suburbs such as Dandenong,” explains James Dodge. 

“However, over recent years, we have noticed demand for larger warehouses in the Carrum Downs industrial estate increase with local businesses wanting to remain in the local area,” adds Mr Dodge.

Significant road infrastructure improvements via Eastlink and Peninsula Link have contributed to greater demand for commercial and industrial property from Carrum Downs through the Mornington Peninsula, believes Mr Dodge.
