Now that the dust has settled on the sale of 103 Church Street, Brighton, I wish (and I speak on behalf of my 3 brothers) to thank you and your team for the outstanding job you did from the moment you listed the property to the day of the auction and beyond.
It is interesting that due to the number of parties who had a vested interest in the property, it was prudent to speak to 3 prominent and active commercial agents before making the decision to list.
"Your submission, marketing rationale and enthusiasm, easily won the day."
You were the most optimist agent regarding price, but you read the market perfectly and even surpassed your own appraisal figures.
We all appreciated your consistent communication and courteous attention. The detail in analysing the buyer interest and profile of the shortlist was comprehensive and comforting. Your efforts in trying to gain editorial coverage went over and above any normal expectation.
You are a legendary aucitoneer, (you would have to be - with your father being acclaimed as the finest auctioneer in Australia) and being an auctioneer myself, I appreciated the excellent job you did on the day, especially your calmness and focus in the heat of the moment.
I would be happy to attest to the very professional service you offer should any prospective vendor wish to talk to me.
Thanking you again.
We approached Nichols Crowder because the ‘old’ company of Crowders had successfully marketed property for the family some years ago and had met the expectations of that time. Also, our accountant recommended them to sort out some leasing problems which we had been experiencing with the property. Therefore, we finally decided to sell.
We found Linda Ellis at Nichols Crowder to be extremely efficient in dealing with these problems, After she had negotiated a much better leasing agreement for us, we decided that the time had come to sell the property. All her expertise in marketing was then unleashed. We were kept very up-to-date with marketing, and given good advice during this period.
On the day of the auction the interest was very high and the result, helped by the professionalism of Linda Ellis and the Auctioneer, Geoffrey Crowder, was amazing. Wow he can work the prospective buyers!
"The result was way above our expectations,"
and of course we are delighted to be able to now contemplate our retirement with greater confidence due entirely to the great team of Nichols Crowder.
A little reflection on Thursday 11 Sept. following the eye popping result.
HOW and WHY?
The HOW is clear. A sincere leader who has created an organisation in his own image.
A team expressing no hyperbole, well organised, working from a lovely premises which have to engender above average effort.
Now firstly out of that organised base came brochure that summarised the property perfectly – good photos and literature.
Secondly an advertising campaign, economical by industry standards, which attracted a broad cross section of interest.
"And thirdly a leader and team who treated me and my tenants with the utmost consideration."
Now, having got the HOW so right, events allow WHY every chance of being at the very least, successful and in my case extraordinary. WHY did 2 parties (among the throng) attend, clearly attracted by the same story?
Sure – not every sale will be blessed with good fortune – but Nichols Crowder have ensured that good results will be much more likely because of this planning and good, honest humanity. Matt, planning – leading – organising and controlling is the basis of any good business. In your case your consultancy is an exemplar.
Many thanks to you and James Glen.
We write to thank you and your great team for a pleasant selling experience which climaxed in a great sales result for our properties. From our first contact with you we were impressed by your positive and dynamic approach that gave us confidence that we would obtain the best outcome that indeed proved to be the case.
Your plan of attack to market the group of three shops as “The Power of Three” and to foresee and present with proof the development potential of the site was brilliant and stood your apart from other agents we approached; showing us you were,
"a master in your field and deserving of the sale listing."
With this marketing an expanded buyer market was opened which you then captured with a first class luring video, striking attracting signage, and a brochure that was well crafted and enticing and all done at a reasonable cost.
A much appreciated factor was that without pressure we felt a part of the selling process, being kept included and informed, but getting the impression that we were singular clients receiving a personal exclusive campaign from Nichols Crowder.
Your planning and execution ensured the great result and outcome.
