When do we collect rents?
Depending upon the lease, we normally invoice tenants around the 10th of the month, in time for payment of rent on the 1st of the next month.

When do we collect outgoings?
We typically add the outgoings along with rental on the 10th of the month. Due to timing variations the owner may have to pay first then be reimbursed by the tenant.

When do I (the owner) get paid?
Once funds have been cleared we provide the funds by direct transfer into your bank account and send you a tax invoice and statement itemizing what you have been paid.

What software system do you have?
We use the highly regarded MACPRO office manager property management system. We can provide at the touch of a button, reconciliations, year-to-date monthly summaries and financial year statements.

What do we do when the tenant is late paying?
We have a strict company policy which follows a detailed sequence, ensuring we meet legislation requirements, however your lease may specify other conditions.

WE HANDLE ALL MAINTENANCE REQUIREMENTS FOR YOUR PROPERTY.

What happens if maintenance work is required?
Once we have a clear understanding of the issues we prioritize as follows:

Priority 1 – Urgent further damage to owner’s property is expected or legal action if not immediately rectified (in these situations we make contact with the owner but if unavailable we determine which works are required to stop further damage and implement).

Priority 2 – Not urgent but further damage is expected or legal action if not rectified in the near future.

Priority 3 – Works are required and we should plan for it but do not consider urgent. Our agreement will stipulate a maximum repair cost we can spend on your behalf in an urgent situation. We have a panel of contractors we use.

How do we select our maintenance contractors?
We maintain an accredited list of maintenance contractors, all of whom are reference checked and assessed for industry affiliation, public liability insurance and reliability.

WE ALSO HAVE EXPERIENCED STAFF WHO CAN HANDLE SPECIAL PROJECTS/REFURBISHMENTS.

WE CONDUCT ALL RENTAL REVIEWS FROM SET/CPI INCREASE TO COMPLEX MARKET RENTAL REVIEWS.

We gather comparable rental evidence to ensure your market rental review reflects the current market rental for your property.
